Your roof, your choice

New tile roof or relay your 2-piece clay tile?

Here's an honest, side-by-side look at both options for 5389 Fremantle Lane. Reusing your old tile sounds cheaper — but it's actually more labor, more money, and much more time than installing an all-new tile roof.

Why reusing old tile costs more

A 2-piece clay tile roof is made of two separate pieces per spot — a curved "pan" underneath and a "cap" on top. To relay it, every single piece has to be removed by hand, carried, stacked carefully, and put back exactly where it fits.

With new tile, the old roof simply comes off and goes in the dumpster. The labor is the difference — and labor is what you pay for.

The tile relay, in detail

Why a relay takes longer and costs more

A relay is a careful, piece-by-piece job. Here is every step our crew has to do — and why each one adds time and labor. Plan on 2 weeks or more on your roof, versus 10 days for an all-new tile roof.

  1. 1

    Strategically stack every tile

Each pan and cap is lifted by hand and stacked in a set pattern across the roof so the weight is spread evenly.

Two pieces per spot across 6,249 sq ft — thousands of hand lifts.

  2. 2

    Work around the stacks

Old underlayment is removed and every old nail pulled while the tiles sit on the roof.

Crews move stacks section by section instead of working on a clear deck.

  3. 3

Prep the deck & install Titanium FR

Deck is cleaned and repaired, then fire-resistant Titanium® FR underlayment goes down.

Slower prep because the roof is never fully clear.

  4. 4

    Re-lay each piece by hand

Pans go back first, then caps — each one fitted to line up with its neighbors.

Old clay doesn't always sit flat again; pieces are sorted and fitted one by one.

  5. 5

    Replace broken tile

Aged clay cracks during lifting. Broken pieces are replaced with the closest match available.

Sourcing matches and hiding them in low-visibility spots takes extra time.

  6. 6

    Flash, seal & clean

New valley, chimney and edge flashings, new roof jacks, then a full site walk and clean-up.

Same as new tile — but only after all the steps above are done.

What a lift exposes: debris and rotten underlayment, then new membrane goes down.

Time on your roof: 2 weeks or more. A relay is the same roof worked twice — tile off, then tile back on — so the job runs long. New tile is done in 10 days.

Good to know: clay tile gets brittle with age. Some breakage during a lift is expected. We replace broken pieces with the best match available and place them where they're least visible — but there will be color variation between old and new tiles.
